Monkridge Court
Gateshead

Monkridge Court was an interesting and challenging site in terms of varying topography and being surrounded by existing dwellings on all sides. The site was formerly used as tennis/basketball courts and play-area. In a state of decay and becoming wasteland, our client grasped an opportunity to regenerate the site into modern residential housing which would enhance the local area.

 

The proposal took advantage of the site constraints and opportunities. 9 No. dwellings were carefully positioned around a single shared surface, with the vehicular access being taken from the north of the site, formed between two existing dwellings along Monkridge Gardens highway. The proposed dwellings are of modern design, two-storey in nature and would be constructed in brick, render and slate tiles.

 

The proposed development results in the redevelopment of previously developed land and provides desirable visual and residential amenity. The design responds to existing ground conditions, topography, ecological requirements, minimises flood risk, and provides open space and play provision – all conforming to the aims and objectives of the NPPF, the policies of the Local Plan for Gateshead, and current Building Regulation standards.
